John Childears brings more than five decades of agricultural real estate, appraisal, and brokerage experience to Marshall Land Brokers & Auctioneers. Throughout his career, he has earned the trust of landowners, lenders, attorneys, and agricultural professionals by providing thoughtful guidance, sound valuation expertise, and a steadfast commitment to serving rural families.

Raised in the mountains of Colorado, John’s agricultural roots began at an early age, working alongside a team of horses in the hay fields before building a lifelong career in production agriculture. He later worked at the U.S. Meat Animal Research Center in Clay Center, Nebraska, and continues to own and operate pivot-irrigated cropland and a cow herd, giving him firsthand knowledge of the opportunities and challenges facing today’s agricultural producers.

Over the course of his career, John established a reputation as one of the region’s most respected agricultural appraisers and brokers, serving clients across Nebraska, Kansas and the Front Range. He later joined Marshall Land Brokers & Auctioneers to continue serving farm and ranch families with the same client-first philosophy that has defined his career.

His experience includes hundreds of agricultural property transactions through both private treaty and public auction, with particular expertise throughout western Nebraska. As a Nebraska Certified General Appraiser for nearly five decades and a licensed real estate broker for more than forty years, John has worked with virtually every type of agricultural property, helping clients make informed decisions during some of the most important transactions of their lives.

Outside of real estate, John has remained deeply committed to his community through leadership with local hospitals, community foundations, 4-H, Farm Bureau, the American Legion, and numerous charitable organizations. He and his wife have shared more than five decades of marriage and enjoy spending time with their family, including their children and great-grandson. When he isn’t working with clients, John enjoys tending a large family garden, caring for his cattle, and finding time to fish whenever he can.

John believes every landowner deserves experienced guidance, honest communication, and the confidence that every opportunity has been explored. His goal is simple: to help clients feel comfortable throughout the process while achieving the very best outcome for their property.
