We Have Motivated Land Buyers!

We Have Land Buyers! Here at Marshall Land Brokers and Auctioneers we’re working with buyers and sellers everyday. We are seeing a lot of demand for agricultural land recently as we see buyers looking to expand their operations or to complete 1031 tax deferred exchanges. 

For example we have a buyer in eastern Nebraska who is selling development land and looking to transfer that back into 80 to 160 Acres of irrigated cropland here in central Nebraska. Also, we have two separate parties looking for top quality pivot irrigated cropland. Additionally, grassland buyers seeking anywhere from 10 to 15 Acres of grass all the way up to several thousand. Plus, we have a family looking for an acreage or building site in Kearney or Phelps County.

Miles Marshall Inducted into the Nebraska Auctioneers Hall of Fame

Lincoln, NE – The Nebraska Auctioneers Association (NeAA) has announced that Miles Marshall has been inducted into the Nebraska Auctioneers Hall of Fame. The induction ceremony took place on April 29, 2023, during the NeAA’s annual convention at the Embassy Suites by Hilton in Lincoln, NE.

Marshall, a seasoned auctioneer with over 45 years of experience in the industry, was recognized for his outstanding contributions to the profession, his unwavering commitment to excellence, and his exceptional leadership skills. Throughout his career, he has conducted countless successful auctions and has earned a reputation for being one of the most skilled and knowledgeable auctioneers in the state.

“It really is an honor, very humbling,” said Marshall. “The association has been very good to our family, over the years and actually over the generations. The auction business is very important to our family, it’s what we do, it’s what we do for a living full-time, always have, and that makes this award that much more meaningful.”

Marshall’s dedication to the auctioneering profession extends beyond the auction block. He has been actively involved in the NeAA, serving on various committees and holding leadership positions, including president, Auctioneer of the Year and past bid-calling champion. He has also mentored numerous aspiring auctioneers, sharing his expertise and helping them achieve success in the field.

Marshall’s career started over 45 years ago after attending Missouri Auction School. He began by helping his dad, Robin Marshall and uncle, Eugene Marshall who together operated Kearney Livestock Market. Miles built his business and reputation on honesty and integrity, becoming one of the leaders & innovators of selling real estate at absolute auction. Through his 45 years Miles has personally sold over 1,000 farms & ranches.

Marshall has been an auctioneer on Kearney Catholic’s GOLD fundraiser auction since its inception in 1994. Also, he has donated his time and talents to 4-H livestock auctions in numerous counties throughout Central Nebraska as well as many other charity auctions.

The Nebraska Auctioneers Hall of Fame was established in 1995 to honor outstanding auctioneers who have made significant contributions to the auction industry in Nebraska. Furthermore, inductees are recognized for their professional achievements, leadership, and community service.

The Benefits of 1031 Tax-Deferred Land Exchanges

Miles Marshall for Marshall Land Brokers & Auctioneers talks about Tax-Deferred Land Exchanges (commonly known as 1031 exchanges)

Tax-deferred land exchanges, these are commonly known as 1031 exchanges because they are under the Internal Revenue Service’s tax code 1031. These exchanges have become very popular over the years; currently we have two sales in escrow, at this time, where the buyers are doing a 1031 tax-deferred land exchange. For example, one of the situations the buyer has sold a commercial property and is exchanging into irrigated cropland. In the other sale we have in escrow currently the buyer has sold land in a different part of Nebraska that wants to trade it to something closer to home, here in Central Nebraska. Just a little over a week ago we closed a sale, a significant sale, a little over two million dollar transaction, where the buyer had sold land from out of state and traded it into some property here in Nebraska.

1031 exchanges are very common, currently we have a number of people who are contemplating of doing a 1031 tax-deferred land exchanged. For example, we have a party who owns some rental houses and would like to liquidate those and trade it into farmland here in Nebraska. And also other people who are doing similar transactions. The 1031 tax-deferred exchange has become a great tool for people that would like to sell a property that has a capital gain and trade it into other property without triggering a capital gain tax on it.

If you are thinking about doing a 1031 tax-deferred land exchange, we recommend that you contact your accountant or your attorney because there are limitations and restrictions on the timeframe.

Clay has a rich history in Agriculture, having spent his entire life in the industry. He is a graduate of the World Wide College of Auctioneering and holds a degree in Agriculture Economics, Farm and Ranch Management and Beef Cattle Science. Clay and his wife live near Lexington, NE where they enjoy their livestock operation and community service. Clay serves on several boards and organizations including the Nebraska Auctioneers Association.
